In a quiet, well-connected pocket of Agia Zoni — minutes from the public garden, the marina and the sea — this residence was conceived to live in harmony with the seasonal northerly wind that cools Cyprus through the summer. Every facade angle, overhang and balcony parapet was shaped in airflow simulation so that the prevailing summer breeze is drawn across the glazing and over the terraces rather than into the rooms: cool air arrives, heat departs, and the facade runs up to 4°C below the surrounding temperature, with natural ventilation available well over half of the year.

At the core of the specification — and the clearest sign of the home's comfort — is water (hydronic) underfloor heating in every room. Zoned space by space and driven by an A++ heat pump, it delivers warmth that is even, silent and completely invisible. Concealed VRF air-conditioning adds independent, near-silent climate control to each room at around 30% lower running cost than conventional split systems, while hospital-grade H13 HEPA filtration on every supply duct removes 99.97% of airborne particles down to 0.3 microns — pollen, dust and smoke filtered out before they reach the room.

The fourteen residences rise from ground-floor apartments to a top-floor penthouse, arranged around a principal north-east facade, with western elevations finished in argon-filled triple glazing for thermal control. Layouts span one to four bedrooms, and the crowning penthouse opens onto a private roof garden of 165 m² and a 12 × 4 m glass-bottom infinity pool — heated and salt-water filtered — set over a laminated glass floor, complete with an outdoor kitchen, built-in BBQ and a cedar-lined sauna.

Interiors are finished to an international standard: floor-to-ceiling lift-and-slide aluminium frames with thermal break and triple seal, Italian designer fittings in every bathroom and kitchen, a fully integrated appliance package, and KNX home automation governing lighting, shading, climate and security from a single dashboard. Keyless smart access, a pre-wired 22 kW Type-2 EV charger per parking bay, a rooftop photovoltaic array and acoustic floating-floor separation of 58 dB complete a home engineered, on a reinforced earthquake-resistant frame, for the next forty years.
