The architecture reflects modern simplicity and timeless appeal, with clean lines, balanced proportions and a carefully selected palette of materials. The building is constructed of reinforced concrete (grade C37), based on a seismic anti-earthquake design in accordance with Eurocodes. The exterior is finished with an external thermal insulation system (ETICS) using 8 cm extruded polystyrene with a textured “grafiato” finish, while thermal insulation of 8 cm is applied to the external masonry and 10 cm on the roof. All waterproofing works are backed by a ten-year manufacturer’s warranty.

Interiors feature semi-solid oak wooden flooring 13 mm thick in all living areas, with European granite ceramic tiles in the sanitary areas and on the verandas. Walls are finished with three-coat plaster, skim coat and emulsion paint. Internal doors and bedroom wardrobes are made of 18 mm laminate with soft-close mechanisms, and a central anti-burglary armoured entrance door, fire-rated for 60 minutes, is installed in each apartment. Aluminium sliding balcony doors and windows feature double glazing with argon gas, and provisions for electric roller shutters are made at all bedroom windows.

Kitchens are fitted with Italian worktops and cabinets with engineered granite tops and backsplash, while the sanitary areas have laminate vanity units with engineered granite tops. Each apartment includes its own photovoltaic system (1.78 kW for one-bedroom and 2.67 kW for two-bedroom units), a complete plumbing installation with an 800-litre water storage tank and pressure pump, full electrical installation, and provisions for kitchen appliances. Air-conditioning provisions are made throughout — wall-mounted units in the one-bedroom apartments and a duct-type unit in the living room of the two-bedroom apartments with wall-mounted units in the bedrooms. Glass balustrades are installed on the verandas, and each apartment has its own parking space with provision for electric vehicle charging and a storage room.

Located in the up-and-coming area of Ypsonas, the development enjoys a quiet yet well-connected setting, with easy access to the highway and proximity to the Mesa Geitonia roundabout for seamless connections to central Limassol. Daily essentials, schools, supermarkets and other amenities are all within walking distance.
